@J Scott It seems that this deal would only be good if there were NOT split 3 ways, only 1 way between a sole purchaser and an investor who would get some type of %. Let me ask you.. is there any way I could make this deal work if an investor lent me money? Or is it a deal that would only work with 1 buyer 1 investor who backs him up?

Hi,

As a buyer to purchase a home and then sell it what are the following:

1. Costs associated to purchase the property?

2. Costs to sell the property after I've done my renovations?

@Brant Richardson I'm a licensed agent, so I would forfeit my commission and just pay 3% to the buyer's agent.

What if I borrowed $50,000 from 1 investor, $50,000 from another investor and pay them 10% on their money in less than a year - say...4 months (would that be equal to a 25% return?)

The other party would put the $100K and is ready to go forward. What can I offer the investor in return for $100K and what could I even tell him?

@Account Closed I'm not putting any cash into this deal as I do not have any. @Account Closed the guy that told me about this deal did not receive it from a Realtor. If after repair I'm in this house for $225,000 and sell it for $260,000 then profit will be $35,000. Now I don't think an investor will want to invest in this with someone else, I'm thinking I just ask an investor if I can borrow $100,000 and pay him 10% of his $100K - in return I pay him back $100K + $10K. Any thoughts?

Hi,

I'm somewhat new to real estate investing. I came across a deal that looks good. I want to know how I can leverage investors' money to purchase the deal. To be specific, the deal was brought to me by another investor and he told me if I find someone to go in 50/50 with him then it could work. The home is going to cost $200K to purchase and another $25,000 to put into renovations. After all said and done, it can be sold between $250,000-$270,000 (there is 1 similar house (non-renovated) in the comps that shows it sold for $239K, but that's just 1 house). What are the strategies I can use with an investor to get $100,000 to put into the purchase of the house? I am new to this and am visual learning in the beginning! Thanks

A lot of real estate professionals are purchasing homes to generate cashflows without their own money, but with an investor's money. If these real estate professionals purchase a home and sell it within 60 days then I understand how they pay back their investors and then some.

My question lies in using investors money to purchase property that are being rented out. What are some ways I can pay back an investor per month/quarterly/etc when it comes to using his money to purchase a property that should be rented out? I.E. I use investors money to purchase a property for $100,000 and it looks like I can rent it out $1200/month (let's call it $1,000/month net) - how do I come up with a way to pay investors their investment in the deal and keep some for myself?
