investing in condos?

Hello bp community! 

Wanted to get your opinions on condos and investing in them. Not for AIRBNB but for yearly tenants. My budget is around 200K and am having a very hard time even finding any places where the numbers make sense. Since its my first property I am trying to be conservative-ish on the estimates. I am doing 10 percent capex, 10 percent maintenance. The HOA just seems to make them impossible to work out.

Has anyone had any luck recently with condos in that budget?   In case anyones interested,The reason I am interested in condos is to be around jobs, downtown, coffee shops etc in larger cities. At a lower entry price than a house that might be 400-500k in the same market. 

Would LOVE to know any advice, or even markets where people have had success at that budget .
