Albany CA where I grew up in the East Bay does not have a SINGLE HOUSE for sale that is currently.  Population is around 20000.  Inventory is def causing housing prices to stay high out here. 

Hi Peter.  West and East Oakland can be very sketchy.  Lived in the East Bay  my whole life.I cant speak on investment side of things but in terms of places that you can drive or take Bart (public train)  to that are solid , I would look at Alameda, Albany,  Berkeley, El Cerrito,  Lafayette, Orinda, Rockridge, Montclair, San Rafael, San Anselmo, Mill Valley, Walnut Creek

Santa Rosa is too far imo. But I bet good value if you dont mind the commute. 

Hello! I am looking for a my first home in the Bay Area. I am likely looking to house hack and get a duplex or triplex. Obviously would prefer a SFH but with such economic uncertainty I would prefer to at-least have some income from tenants to not feel as scared making the jump and also as a way to get into RE investing.

Looking in the following Areas for something that wont need much work  and bonus if it has some sort of backyard:

Walnut Creek, Pleasant Hill, Lafayette, Orinda, Alameda, Albany ,Berkeley,  Piedmont,  Rockridge, Montclair,  El Cerrito,  San Rafael. Mill Valley, and most cities on the Peninsula. Not interested in San Jose or South Bay Cities.   Potentially open to Concord, Martinez, and any good Oakland suburbs. Budget would be around  1-1,050,000. Would want 2 beds 1.5 BATHS for the unit I lived in. 

I understand this  is obviously needle in a haystack potentially but  I have seen a few in the past few months and am more serious now. 

Looking for an agent who really knows how to breakdown numbers when it comes to multi family and might have access to listings that general public doesn't and is not afraid to tell me something is a bad deal even if it risks losing a sale. 

Appreciate any help!

Is there a wya to easily look up rental vacancy rates  by market that are somewhat recent without paying for a service?
