Triplex - zoned store with apartments

I have a 1910 built turnkey triplex available. Which was a store with warehouse, converted by builder to triplex. County website says property type as Commercial and local retail says store with apartment and units says 2. But now they have it as triplex.  lender says I have to go through Commercial loan and builder says he has sold like this for residential loan. I'm newbie. Just need your inputs in this? What loan type works for this? Or do you see any red flag with actual 2 unit being sold as 3 units. Any input is highly appreciated
