Should I look outside of Dallas area for investment?

I live in Dallas and new to RE invetsing. With the uptick in price evrything has become pricey here and there are hardly any deals I am seeing which make 1% rule for rental property. Although Dallas is one the great places for RE investment but I don't know if it is making sense for me to invest here. I am thinking for investing outsie of Texas. What do you suggest?

1% is tough in DFW area and maybe most low risk areas of the country.  Remember returns are a measure of risk...more risk, higher return.

I always tell my investors to draw a big circle around DFW and invest on the outside of the circle.  That would include many of the cities listed above by @Joseph Frunzi although I would also look even further out than those cities.  Anywhere from Waxahachie in the South to Denison in the North.  Weatherford in the West to Forney in the East.
