New Jersey New Construction Home Warranty Question

When I do my projects I normally do foundation up new construction (to avoid having to give buyers the NJ required 10 year warranty).

Can any NJ builders shed some light on this requirement and how I would even provide it as I’m not a licensed contractor.

I am familiar with this, but It sounds like YOUR contractor is the one who has to warrantee the work.  When you sell the proper, the question becomes whether the warrantee is transferable.  Good luck.
