Looking into postcard campaigning. Please share your experience/expertise.

Objective: I primarily sell real estate but am also willing to buy (every now and then one comes across that I can't pass up), so my objective is primarily to attract new business.

First question: good idea at all?

Second: Any specific strategies that make the process more efficient?

Third: Good ways to target specific groups (primarily those most likely to sell in the next year).

He has permit for the full development. They are luxury homes, will be a canal on the bulkhead on intracoastal waterway. land has 78 lots and 20 units of condo/multifamily. He is just wanting to bring the land to the place where he can sell off lots.

I am helpig a friend try to get funding for a large housing development. He has tried on his own via a B&I program but local banks didn't bite. Are there any hints tips or programs you could point me towards? Looking for about 8 million in funding. The land for the development is owned outright by developer, and already have building permit. Tips or tricks that have worked for any of you in the past would be helpful.

Joel Owens - This is something to consider, because this mobile home park is still somewhat undeveloped, and I never even thought about it as anything else. I will have to step back and consider that.

Tom Goans - That is helpful. The guy that is selling this property did not take very much initiative in maximizing what I think this place can make. He didn't even rent out half of the park because he didn't want people living near his home on the property. So, it is very difficult for me to make a financial case for the property on the basis of rental history. I would gladly disclose everything to a developer - within my rights as the seller's agent (this is a sale that I would prefer the buyer having their own agent, or mediating with one in our office). With your history in MHPs, would you ever consider a property on the basis of potential or room for expansion, or is it primarily based on past numbers.

I appreciate the advice gentlemen.

I have recently acquired a listing for a manufactured home park. The property is in prime location, and has serious potential. The problem is that the property has not been managed to its full potential (otherwise this place would definitely sell itself). If you were a developer/investor that I was trying to market this property to, what things would you want to know? What specifics will keep me ahead of the game, and get you the information you need quickly. I have not had a listing like this before, but I think it could be a very good opportunity to expand my market/skillset. I'm looking for advice, from the bp community, on how to best market/understand the property I am listing. This will be supplemental to my own research.

@Karen Margrave I am considering taking vacant land to the finished product of multifamily homes, primary duplexes or triplexes. I have experience as a real estate agent, and I know these are in demand. I also have first look at a lot of good locations and properties. But I want to understand the business from a develop perspective. If I get these down correctly, my next endeavour will be a waterfront community on some land I have picked out locally.
