San Antonio Home Zoning
Good Evening BP, i am seeking advice in a property I currently have under contract. This property is currently rented out as a tri-plex, however it is Zoned as a Single Family. When I received the appraisal this afternoon the comps used where all multi family properties. Has anyone run into this situation, if so what would be a good plan of action. Thank you all who shares any insight.

Of course it can be sold, but you have or the new buyer has to resolve that issue. When I see these kind of chopped up houses, I let the owner know that it is going to cost me potentially $1000s to convert to single family OR to get the proper zoning. These houses have to be purchased at a super duper discount in my book. The main reason is that if the city tells denies zoning, you can get red tagged and everyone must go immediately. You would HAVE to spend money to reconfigure back to single family. Little bit of risk there.
