Good afternoon all,

Happy Friday everyone, as rookie in real estate one of the biggest question is should I self manage or hire a property manger.


Welp that question is hitting my wife and I straight in the face currently. We are ready to put our first SFH on the market, but we are unsure if we should self manage or hire and learn from a pro.

Of course each has their pro's and con's,but wanted to see if anyone could provide some insight or helpful tips if we where to pursue self managing. Thank you so much for any hints or tips provided.

Absolutely going to try an convert it to a Multi-Family, when I spoke with the City they informed me of the application and it's process. They also informed me that  the this property could be denied forcing me to convert it back to a Single Family. I am happy the appraisal came back so high and understand that they have to appraise as is. Can this property be sold due these issues?

Good Evening BP, i am seeking advice in a property I currently have under contract. This property is currently rented out as a tri-plex, however it is Zoned as a Single Family. When I received the appraisal this afternoon the comps used where all multi family properties. Has anyone run into this situation, if so what would be a good plan of action. Thank you all who shares any insight.

I am reaching out for some guidance pertaining single mobile home investing in the San Antonio, TX market. With the understanding appreciation is little to nothing, do you still gauge numbers as if it was a traditional single home? Followed by the next important thing location, are most mobile home communities run like a condo communities?

Good afternoon BP community,

Due to the current state of the economy I started wondering about Foreclosure properties. I understand there are many of options to chose from rather it be bankowned, HUD, quick sell, and I'm sure much more to list. However I would like to ask those that have had success or failures to share there experience. I am still new to the investor game with only one Multi Family property underway, would diversifying in foreclosed property to renovate be in the best interest at this stage?

@Luke Macias I also live in San Antonio and have been thinking about Airbnb properties after listing to episode 229. I am closing on my first Tri-Plex near the AT&T center at the end of this month. Due to the economy it has me thinking if i should continue with the BRRR strategy or diversify and try Airbnb.
