Land Developers Needed

Hello I was just wondering if there was any land developers on here that could help me out with some questions. I have have fix and flipped, built new homes, have rentals, but I haven't ever done a development. I am looking at buying 40 acres to develop into 1 acre parcels but want to make sure I don't miss on some costs that might come up that I didn't plan for.
