Long distance property for sale

Hello Everyone!

I am a licensed realtor in the DFW area. A family member has a property she inherited in El Paso, TX. She wants me coordinate the deal and find the best way to increase the value, hold & eventually sell.

2 acres currently zoned commercial next to an established residential neighborhood. It was previously used for car storage and is a bit run down.

I am new to commercial real estate and I would appreciate any guidance that anyone has on the best route to take.
