I want to build duplexes

So I’ve been looking for a duplex to purchase so I can house hack. The problem is I can’t find one in the Atlanta Georgia market that’s nice enough for me to live in that I can afford. I’m thinking maybe I can have one built. Anyone know what the cost may be to build a 3/2 duplex? Good or bad idea?
