Developing residential property

I’m looking into buying pieces of land that are not ready for construction, and clear/ level maybe even build a pad. Then sell them to home builders or to residential clients. Eventually moving into developing completely into houses and communities. This would just get cash flow coming in. Does anyone have experience in this type of development?
