Value-add Attic apartment

I’m adding an attic apartment to my duplex and wanted to know what is the general value add in dollar amount that these type of units add to the overall home value? Will this help force appreciation and by how much?

It will be a 1 bedroom/ 1bath unit. Partially furnished loft space. We got it rented before construction begins with 1 month turnaround. Renting for $750/M.
