My tenant has five months left on her lease. What the max fee I can legally charge her for breaking her lease with 5 months left on it?

Sub-metering or using that to justify increase in rent seem to be the best options for my situation. thank you.

@Bjorn Ahlblad Thank you I had a discussion with my tenant and we are going to work things by. compromising on having 3 laundry days a week. Which getting advice from my lawyer he said wasn't a unreasonable request. I'm letting her choose the days so that should limit water usage via laundry a bit. Im glad her and I were able to have that discussion though I think it might help. I'll definitely take your advice going forward.

I have a duplex where the water is not separate. The tenant uses too much water via (doing laundry every single day) and doesn't want to foot the costs. Aside from many issues, I decided i'm not renewing her lease next year since she's proven to be dishonest about many things. 

What are some ideas (legal) to control this OR avoid this overuse on utilities going forward?
