I’m looking for ideas on how best to develop an in-town building lot I picked up at auction. The location is a small Texas community. I spoke with the city manager and he was eager to help with any project I have in mind. There is basically no city zoning. Mobile homes are OK, modular homes are OK. Site development cost will be minimal. It is a level lot with no trees. Sewer, water and electric are at the street. I have site prep quote for about $7k. My total cost is less than $10k not including the home.

I would like to develop for rental property. Long term cash flow is my goal.

I have looked at mobile homes. I like the ease of installation for mobile home, just plug it in and you are ready to go. However, I worry how a mobile home will hold up in rental market.

I wanted to see if anyone has experience with modular homes for rentals.
