Just wrapping this spec up. Closing next week. I plan to begin building and holding some smaller houses as rentals. This does not appear to be a very popular strategy for BPers, but the numbers certainly seem to work for my plans.

@Ryan Murdock I use only subs. I could not see it working with employees, too much overhead...and frankly, too much headache. As a builder, I find lots, build specs on them, then sell the specs.
