Is this your first construction job? Jumping in with both feet investing in a spec build, without construction experience seems awfully risky. If you trust your PM/GC, sit back, hold your breath, and accept the fact that a 30-day delay is the norm in this business.

Thank you @Danny Kay. It's interesting that they are owned by Ferguson. I've used Ferguson and Southern Pipe for my plumbing fixtures for years. I'm going to poke around a bit and get a feel for it. I appreciate your connecting me with your rep.

I'm at the trim phase on four specs right now and have been considering adding some new suppliers for lighting fixtures and plumbing trim. For years I have used local suppliers, and have been generally pleased. But recent price increases have forced me to consider other options. The big box stores are an option, but my past experiences had shown them to provide about the same prices as my existing suppliers.

I ran across the build.com site this morning, and it looks interesting. If you have had experiences with build.com, please let me know your thoughts in terms of pricing, service, and overall customer experience.

@Jay Hinrichs I just partnered with a guy from Nigeria. He said he will wire several million into my bank account. All I had to do was give him my bank account number and PIN. @Ronald Jackson , the scope and depth of real estate knowledge offered by BiggerPockets "BP" is unsurpassed in the industry. Being in the "beginning stages" of your real estate journey, I suggest you take advantage of the wealth of information, yes in the forums, but more so initially in the podcasts, articles, blogs, and books. You can virtually earn your REI PhD here, but it takes some effort and focus.

I was not trying to be a d**k by suggesting study, but your question suggested you had not taken some rudimentary steps in educating yourself on the subject.
