I've used smartsheet for major corporate projects that required heavy Logistics, planning, and budgeting. I'm sure they have a template for Real Estate projects as well, you should give the 14 day free trial a go.

@j scott @zach mitchell What about modular building for @Matt D? I've been looking into getting an FHA construction to perm loan to build a 4-unit multifamily and purchase a piece of land. this would greatly reduce the number of contractors to deal with as well as closings to negotiate. I have corporate project management experience but not real estate experience. would you still recommend a GC for this project, or would you say the consolidation of responsibilities simplifies the process considerably?

Hi all! As the multifamily supply is so scarce in Colorado, I was looking for creative ways to buy my first house hacked MFR. Does anyone have experience with building/buying/selling MFR's in Denver/Boulder/Ft Collins? I think trying to place a unit within 20mins commute of a University would secure high rental rates, and low vacancy. Additionally, does anyone have experience with any reputable modular home builders in Colorado? I could really use some references to get pricing aligned. Thanks in advance!

As far data sources, you can get a lot of good info from the county property appraiser websites, in the markets you are interested in. The Palm Beach County property appraiser website is pretty decent, so you can start there. There are also tons of other resources like rentometer.com which will help you see what the media rents are for a given address/area.

Just be smart and get as educated as you can before you jump in. People on here love to help others and I would also recommend upgrading to a pro account on here. The evaluation calculators available to pro members is well worth the money!

Hello BiggerPockets Community! I'm 27, single, and work full-time as a corporate project manager and merchant/buyer; coordinating and often negotiating between many internal business units and external partners/vendors. I'm looking to buy my first rental property to create passive income, and I have loads of questions! 

I live in Palm Beach County and real estate can be very pricey around here. I am starting with ~$3K in savings, and my goal this year is to generate $500-$1000 cashflow per month. Does anyone have some solid advice for achieving this goal? 

What kind of financing options should I pursue besides 20% down loans? BRRR?

What kinds of properties can I start with? I'd like to take advantage of economies of scale as much as possible, so maybe MFR?

Where can I get data to analyze? I am proficient in data mining and business intelligence, and could make great use of those skills if I have a solid data source (demographic, economic, regional/location sales history, etc).

I am eager to start my real estate investing journey, and start sharing knowledge with y'all!
