Alright so give your best pros and cons list. Really looking to hear from those that have done new construction jobs and fix an flips. Very curious as to how they can compare to each other.

All things being equal there should be more profit in a flipped house, since you are obtaining labor and materials in say 1930s or 1950s dollars in 2017 dollars. But all things are not equal, and it depends on your labor market, cost and availability of land, local regulations, supply of houses that can be rehabbed, etc. I have done well on rehabbed houses and got killed on a new construction, but there were a lot of factors involved in both, some my strengths and faults, some completely out of my control.
