Build to Rent- Modular Homes

Hello I am looking to break Into the real estate industry but as you know the Atlanta market is extremely hot right now. Here's what I'm looking to do. I've been looking into modular homes (not mobile) and land development. I've been look looking at prices and I can get a 1800-2000 sqft home for $150,000 or less depending on the model of the home. I could also lower the price of if I had the builder complete 80-85% of the home and hire out the remainder of the work to a CG. This is for a completely finished product. I am planning to build to rent these homes or potentially sell them if the prices is right. I am still n the beginning stages and this is just a thought. I would appreciate any thoughts or concerns anyone might have. Thanks
