Structuring Develop and Hold Deal
I'm currently designing and doing a feasibility study for a 2/1,2/1,2/2,2/2 quad development in Berkeley. We already own the land which currently has a single family house on it which will be "remodeled" into two of the units with some massaging.
My question is, assuming this development pencils out, what are some strategies for structuring a deal with investors. They would fund either 100% of the construction or 20-25% with a bank funding the rest. Keep in mind that we plan on holding the property indefinitely. What kind of return would typical investors expect, in what form, how would this be structured?

You own the land and a house? if it's free and clear, put those as collateral, you don't need an investor, develop it yourself. You could also remodel first, appraised again then maximize for the second batch.
