Arizona Home Builder Seeking Clients
Hello,
I am a project manager for a full service builder here in the Phoenix metro area. We have years of new construction experience, most projects being our owner’s own investments. As we are growing, we want to branch out and work on more than our own projects. However, since the new year, as we have started to receive client work, it has mostly been small remodel jobs. As a full service design-build firm, we are capable of so much more (full custom new builds and large scale renovations and additions).
I guess my question to you all is, where have you had the best luck in finding contractors for your projects, specifically in Arizona’s market? Also, what are some of the most valuable factors you look for when find the best option to hire? What can we do to earn your business?
Let me know if any of your clients have questions in regards to construction financing for fix and flip as well as ground up construction !
I've also been looking for Builders and Contractors to partner or collaborate with because I want to develop a Design | Build team that is efficient, streamlined and cohesive.
Not exactly what you're looking for, but I work with MULTIfamily investors and a couple are considering building, mostly under 20 units. Is that something you have experience with?

Hello John. I have a client exploring a new build (her home recently burned down). Would love to learn estimates of cost to build per sq ft in Fountain Hills AZ.

Hey Patrick, we do have experience with multi-family. Mostly duplexes, however we just finished an 11 unit build and have approved plans for a similar 7 unit project coming up. Shoot me a message if you would like any more information.

My apologies Kathleen, I am not on this platform very often. I would hope your client has found someone by now? If you are interested, and have any other clients (current or future) that need an builder, send me a message and we can get in touch

Might be coming in a little late, but we strictly have done entitlement and development projects. Most of our sites are a little bit larger - 50 unit to 300 unit apartment-style or townhome-style developments. Here are some of my main criteria if I were to vet out a contractor I'm getting to know:
1. Experience in the market - how much time and what type of product?; 2. Communication - how do you communicate scope, costs, schedules, and most importantly, conflict resolution?; 3. Execution - do you have examples of comparable projects that you executed, were they under budget, were they on time, etc.?; 4. Costs and value engineering - are you able to discover opportunities for cost savings or time savings?
Of course, your bid will be extremely important, but it would be a challenge to get to the point of executing a bid proposal if we aren't confident in much of the above items.
Hope this feedback helps. Best of luck!
I am new to the game, but do homebuilders consider buying distressed properties, tearing down and rebuilding? Or is that too costly to the point where it is best to only buy unimproved land?
Hi @John Carnicle I'm highlighting new build communities in my newsletter this month to my database. I'd love to connect & learn more about your community and highlight you all as well.
