Develop empty plot in 44119 area
I own the plot next door to my rental property in Cleveland's 44119 zip (image below). It's about 3.7k sq ft and zoning is 1-4 units residential.
I'm wondering if there's any potential to turn it into something else, e.g. storage, garages or 1-2 mobile homes. Interested in hearing thoughts from people that know the area and/or have done this before. Thanks!

probably wouldn't be approved in a residential neighborhood. council variance or variance request would have to be done and in columbus they look at the neighborhood plans they wouldn't allow industrial (storage or garages), or mobile homes. build a 1-4 family
Yes we build spec homes for investors in columbus. I wouldn't touch Cleveland though prices don't work.
