Ideal size for build to rent

I'm wondering for those who have purchased a build to rent home or a new construction single family home for investment, what do you believe is the best size, square feet, beds, baths, features, and I'd love to see your underwriting to support your decision to purchase. We design these Floorplans and like to hear buyer sentiment. I spent 3 months designing our ideal one for Columbus Ohio but would love to hear ONLY from those who have actually purchased a home built within 3 years for strict investment. You also have the appreciation side of new construction which is phenomenal. Pricepoint is also a great question to ask and style that you prefer (1 story, cape cod, two story).
