Sean York
Posted

Looking to get some thoughts/opinions on luxury storage and garage condominium strategy for new development.  Very popular in Florida and parts of the upper Midwest/Canada.

What opinions are you looking for? I currently waiting for mine to be build. I'm trying to figure out whether I want to sell or lease.

I''ve seen garage condos in Columbus Ohio as well. very few, they had to convert the parcel to a condominium association. I would make sure you are in AAA location. that's the only place it works here. I've only ever seen 1 or 2 in my entire 12 year career.

In H-Town, fancy storage and garage condos might not be widespread yet, but I reckon there's potential. Florida's onto something with their climate-controlled havens for boats and classic cars, while up north it's all about winter storage. Here in Houston, where space isn't as tight, a centrally-located storage condo with extra perks could be a hit, especially for weekend warriors dealing with traffic. But listen up, Texas likes things big and bold, so if you're gonna roll out these condos, make 'em top-notch with high-end finishes, Fort Knox-level security, and maybe throw in some shared amenities. Location is key, too—think convenience and accessibility.

@Jay Thomas - there are a few here in Houston.  Garages of Texas in Katy & Magnolia,  Luxe Garage Suites coming to the Woodlands, and Garage Ultimate down in Friendswood.  Some smaller not well branded options are Big Tex Garage Condos & Garage Town (1st in Houston).  I'm looking for a well situated site where land prices are not through the roof along 99 and 290 corridors.
