New DADU build permit question in Nashville
I'm wanting to build a new DADU on my property in Nashville that is eligible for such a structure. However, I understand that as a homeowner, I cannot pull building permit for a new DADU, a licensed GC has to do it.
The builders I talked either don't even bother giving any sort of estimate or the estimate is crazy high. Meanwhile, I already have a set of contractors (framers, plumber, electrician, HVAC, drywall, etc) so I'm ready to be my own GC and also DIY some of the finishes (trim, tiling, painting, etc).
Does anyone know if there is a way around this? Eg. pull an owner's permit to build a garage first and then pull a second owner's permit to convert existing structure to living space?
I'd also love hear any reasonably priced builder/GC recommendations if you have any! Thanks.

You're referring to a "Self-Permit"
In which case for a DADU specifically you can't pull self permits.
A few ways around this....you could find a contractor to just do the permit process for you and pay them a hefty fee. Most of them will say no.
You could get your own license - it's only slightly harder than getting a real estate agent license. In some ways it's even easier.
I can tell you right now that building a DADU you're going to run into INSANE "Small job premiums"
My business partner built a DADU at his house. He was quoted an $80k GC fee by a builder we have used many times.
There is no way around the crazy high prices you are seeing unless you get your own license. In addition to that...banks are going to have a hard time doing any sort of financing to an unlicensed person. I have seen it many times.
