I'm hearing 250-300/sqt for a single story studio garage apartment with kitchenette+bathroom, nothing fancy. And yes, we have plans so we're not shooting blindly. And it's not that some of the builders reject. They come out and meet with us, promise to send us an estimate and then ghost us.

I am familiar with the owner builder exemption. For whatever reason in Nashville, there is no such thing for new DADUs only which is why I'm looking to the community for workaround/recommendations.

I'm wanting to build a new DADU on my property in Nashville that is eligible for such a structure. However, I understand that as a homeowner, I cannot pull building permit for a new DADU, a licensed GC has to do it.

The builders I talked either don't even bother giving any sort of estimate or the estimate is crazy high. Meanwhile, I already have a set of contractors (framers, plumber, electrician, HVAC, drywall, etc) so I'm ready to be my own GC and also DIY some of the finishes (trim, tiling, painting, etc).

Does anyone know if there is a way around this? Eg. pull an owner's permit to build a garage first and then pull a second owner's permit to convert existing structure to living space?

I'd also love hear any reasonably priced builder/GC recommendations if you have any! Thanks.

Hello,

I recently relocated to Nashville and I'm looking to connect with realtors in the city and/or in the state. Any recommendations? My goal is to acquire a multi-family property but also interested in single family homes. Thanks!

Yeah, I tried to call Code Enforcement, no luck getting a human on the line. Also emailed just to have an answer in writing but no response yet. As for payment, I already paid it off as soon as I learnt about it, I just don't know yet if it's worth pursuing the tenant...

I have a rental in Baltimore county and the other day when I was looking at the property taxes I noticed a "Non-tax lien" bill for county code violations (trash, grass,etc) aftr somebody filed a complaint. My mailing address was incorrect so I never received any notice and the tenant claims they didn't receive any either.

Does anyone know if a notice is left at the property? I just want to know whether the tenant could have known about it and ignored it.

The lease does stipulate that tenant has to keep the property up to code and that tenant is liable for any fine.

I'm thinking if they truly didn't know about, then it's my fault in which case I'm willing to pay for some or all of the fine. Should I do that?

Advice on what to do/how to approach this problem would be appreciated? Thanks!
