I'd definitely ask a local realtor to assess the potential sale versus rental price on your home, or do a thorough CMA on your own. Zillow is not always accurate in their estimates and you want to be pretty sure on your numbers here.

I'd also look into property manager costs in your area. For one home, the expense of a manager may outweigh the benefit. However, managing a long term tenant from afar can be tricky. When something goes wrong at the property, who will you call to handle the situations? Any friends or family in the area willing to be your boots on the ground? 

We leveraged our first home as a rental property in order to purchase our second home, and it really is a game changer in terms of an asset that you can utilize to build wealth. I'd get rock solid on the numbers before making a move, but definitely favor keeping it as an asset. Good luck!

I'm a local realtor and own a few rental properties. I've noticed some large pieces of land for sale recently that I'd love to be able to purchase and subdivide. I have no experience in it, so I'd like to start getting educated in how others got their feet wet in land development. 

What industry contacts should I have in line before jumping in? Costs for impact studies, surveys, etc?

Any and all expertise is welcomed!

I like Aliquippa, Crafton, & Millvale. They are all starting to see investments in the area, with new businesses popping up. I think the ROI in those areas will be solid over the next few years. Verona is also a great area to look into, as it is seeing a resurgence as well.
