Hello,

I am looking to invest in building single family spec homes in Michigan using a general contractor. I will be providing lots as well as financing. Goal is 5 spec homes for 2023. Just looking to connect with others who do this. Any tips or things to plan on in getting started? Look forward to learning from everyone here! Cheers!

James

Quote from @Karen Margrave:

We built spec new construction for years. Projects ranged from SFR, small office parks, office buildings, office/retail condos, etc. In CA it's just too hard to make the numbers work right now. There's others that have done spec construction on BP, do a search in the forums.

@Jay Hinrichs might weigh in. He has a wealth of information.
