Complete and Total Rehab Question!

I am considering putting a property under contract that may need to be torn down and rebuild. The county tax assessor says the property is worth $190,000 and The seller is asking $75,000 though I may be able to talk him down to $65,000. The house sits on one acre of land. I am a wholesaler and looking to assign my contract; but I am unsure if anyone would be interested in a situation like this. Before I put this property under contract would anyone please give some advice? I hope I explained properly....thanks!
