Greetings!

I have a friend new to investing in the Richmond, VA area, Hopewell to be more specific. I am assisting him in wholesaling. Does anyone in that area know of any good closing agents? Do they use Attorneys for closing in Virginia or Title companies?

Please send me names and numbers.

Does anyone have a sample rehab timeline that I may look at? I will be closing Friday on a property that I am going to flip and I don't want to waste any time or money. I want to be completed all the work in 30 days. It would be great if anyone has a sample one that I can utilize.

AC,

I have a title attorney; but I allowed the deal to close with the agent's attorney because she told me that she uses this attorney all of the time and she is used to dealing with investors, so it really didn't matter to me. I will also contact your referral. Do you have a contact over there that I can call?

it is definitely an assignable contract. Because a real estate agent was involved we had to use the standard contract for the state and not the one that I normally use; but I made sure there was a contingency in it that allows me to assign. This attorney is just not wanting to honor that for some reason and I have no idea why.

no...I am trying to assign my contract to my end buyer so he would take my place in the contract with the seller.

@Wayne Brooks that is exactly what I explained but for some reason she can't comprehend. If I can't find another attorney to do it then I am just going to back out I think. Too much headache. I have strong contingencies in the contract that will allow me to get out and get my earnest money back. @Belinda Lopez I know about transactional funding and it would cost me about $1500 to do it which I don't want to pay. I am going to call a investor friendly closing attorney tomorrow I guess, what do you guys think?

That was kind of confusing...lol...we may have to speak offline so that you can break down for me what you just wrote :)

I am attempting now to switch attorneys. In Georgia, closing has to be done by an attorney.
