How to start subdivision development project w/ little 2no money?

Hello everyone!

I have been doing some research on subdivision development and the self-doubt is really getting to me. I would love to hear from the experts. I am so fresh to the scene but I have a vision that I must see through. I am just confused on where to start. Any help is appreciated. Thank you in advance!!

Looks like you joined back in 2020 and this is your first post. 

Let me answer your question then suggest a redirection

A couple of items make doing a subdivision with little to no money a hard concept.  

Interest expense before you even sell a lot

Development costs roads, sewer, water, electric, landscaping, signage,  engineering costs, etc

Zoning and approval process take a while. Which means more interest expense. 

Subdivision development is very expensive up front. 

If there is a specific reason you are drawn to subdivisions as an REI please note it and we can go over it

If you are trying to get started in REI with little money recommend you look at hour or apartment hacking or trailers.
