What are lots going for in east Austin in todays market?

What are lots going for over 7,000 sqft zoned sf3 in 78702? What price per sqft are builders building? Any obstacles to look for besides trees and flood zone when coming across a potentially buildable lot with an existing home (teardown)? What has been the turnaround time for the entire buying, permtting, building, etc. to selling the new builds? Thanks.

Hey Abel, those are the two biggest things that come to mind for me.  I'd also look at the building development codes; there are some interesting regulations with regards to how tall and how close to the property lines buildings can be built, etc.  https://www.austintexas.gov/de...

All of the investments I've made in the Austin area haven't included development, so I don't have any info on price per sqft handy, but I am a realtor in Austin and could discuss what your lot/the lot you're looking at is potentially worth.

At the end of last year, there was a couple months backlog of permits.  I was dealing with that for a personal (i.e. not investment) project.  You can pay someone to get the permits expedited though; that's ultimately what the contractor for my project did.
