I'd probably stay away from big multifamily deals in the short term.  I still see opportunities that are attractive to me in single family rentals, flips, and short term rentals.

The National Association of REALTORS® released a report in 2022. Obviously every market is different, but in my opinion spray foam insulation for roofs is going to be the best ROI for reducing your expenses (especially in Texas). Even for a rental property, my biggest expense has been HVAC's, and I imagine spray foam insulation would help those last longer.

I don't think it's as important for renting properties, but in general kitchens and bathrooms sell homes.  I just remodeled half a duplex I've had for a couple of years and almost all of my attention went into the kitchen and bathroom.

Parts of that area are within a HUD opportunity zone/TSAHC targeted area. By definition, these are lower income areas (like Ryan said), but this means there's currently higher income limits on down payment assistance and mortgage credit certificates. The intent is to make money more available in those areas. There's also the ability for investors to invest in these areas via a qualified opportunity fund which has a lot of tax benefits.

When you sell a property, there are usually some tax advantages if you've lived there 2 of the past 5 years.  I'm not a CPA, and it would probably be worth it to discuss with a CPA about your specific situation, but regardless of where you purchase, I'd personally stay there 24 months unless you had a reason not to.

I'm a big fan of Watkins Insurance.  Clint Bradford is the man!  They have a pretty wide spectrum of insurance products, and I imagine they'd be able to help you out.

I like using AirDNA as a starting point.  Then if the numbers look good there, then I'll decide if it's worth it to pull actual comps from Price Labs.  I also like to just look at AirBNB and see if actual listings seem to be booked and roughly match what AirDNA says.

The City of Austin has a rebate up to $1750 for replacing turf grass with native plants/gravel. They do run out of available funds, but should still have some at this point of the year. https://www.austintexas.gov/department/rebates-free-stuff-gr...

The cheapest route is probably grass though.  The best time to plant sod/grass seed is either the spring or fall when it’s not too hot. A lot of people require their tenants to maintain the yard as well. If you need free mulch, it’s available through the City as well.
