Cost to build a Triplex

Hi all, I am trying to put budget together for building a triplex. the potential projext locates in a rural city in Colorado. Assume the land cost 100k including taps ( utilities hooking up). $200 /sqft building cost. 1200 sqft per unit. To build the triplex will be 720k. plus land and some other MISC expenses, all in will be 850k. If I woudl keep if at rental, a 3/2 will rent 1500-2000 per month. I dont think it would be cash flow well. Did I miss anything? please help! thank you!
