Investor in a duplex WITH me?

I have a friend who is setting up a self directed IRA. He wants to contribute 25k to the downpayment on a duplex I am buying in WA.

We want to offer him both interest (from the cash flow) and equity when we resell in a few years.

Is this possible? Do we have to setup a partnership/LLC together with him to allow this to happen, or can it be done another way?
