Who Should I Call For a 4 Unit Refinance?

I've asked about 5 lenders so far and haven't found a Lender who can lend. 

I can fund 5+ units no problem, but when its 2-4, I always have challenges. Who do you use? What kind of terms are you seeing right now?

The property is in mid-Florida, thank you!

I am looking at a cash out refi on a duplex in NJ right now.  It's in my name, credit is 770 or so.  I was just quoted 3.99% on a 30 year fixed by my broker with no fees except for appraisal.  I'm thinking this is a good deal.  Anyone seeing anything better out there for a cash out refi?
