Creative Solutions - Closing Costs

Hi All,

I am beginning the process of looking for a multifamily property (up to 4 units) as an owner-occupied property. I have been pre-approved and have saved enough for a down payment (3.5%) utilizing the FHA program. However, I am quickly learning that other closing costs will be another $20-30K. Has anyone found any creative ways to handle closing costs if 1) you do not have the money to cover it or 2) do not want to come out of pocket to handle these costs associated with the transaction?

I am open to all ideas.
