Thanks all for the great replies and information! Its seems like location is key, appreciation is the real play here and the alternative strategies such as rent-by-the-room is the pathway to cash flow in this market. Thanks all for the info. Don't be surprised if you receive a follow up DM from me.

Hi everyone, 

I am interested in the Dallas Market for a long distance investing opportunity. I am not personally in Dallas but I have two friends currently living there and from my research so far, Dallas has a lot of good real estate indicators (population growth, good economy and businesses, demand, etc.). My first thought was to look into the multifamily market - that is where previously focused my efforts in New Jersey and have had success. However, Dallas seems to have much different market dynamics -- there is not really a great supply of multifamily homes here. I am also seeing single family and multi-family homes at price points that don't support great cash flow. 

My question is, what strategies are investors typically using in Dallas? Is this mainly an appreciation play market? What other strategies investors using for good cash flow in the market? There seem to be a market that attracts alot of travelers, is airbnb a good option here? Curious to what people are seeing in the market.

Hi All,

Does anyone have experience with rent guarantee insurance and any specific companies? I purchased a 3 family in Newark NJ in March of this year, and am curious about looking into this form of insurance as a way to further protect myself.

Hi All,
I am in a competitive market where the best properties are being purchased cash. My issue has not been finding 3-4 family deals, it has been getting my offer accepted, even when it was a competitive offer, because its hard to compete with a cash buyer. Thinking outside the box, I thought it might be interesting to learn how I could partner with someone who has cash, come to an agreement where I find the deal, they fund the purchase, and then I use the financing that I'm already pre-approved for to put a mortgage on the property and compensate my partner in some form. 

My question to the forum is -- has anyone done this, or have experience doing this? Can someone walk me through step by step how this process might work?

Hi All,

I am beginning the process of looking for a multifamily property (up to 4 units) as an owner-occupied property. I have been pre-approved and have saved enough for a down payment (3.5%) utilizing the FHA program. However, I am quickly learning that other closing costs will be another $20-30K. Has anyone found any creative ways to handle closing costs if 1) you do not have the money to cover it or 2) do not want to come out of pocket to handle these costs associated with the transaction?

I am open to all ideas.

Thank you for the insight. I'll check out yellowletters.com. I am prepared to potential deal with a long distance purchase situation, even though I understand that may add some complications/risk that will need to be mitigated as best as possible. Good luck on your endeavors!

Hi BP! Whats the best way to find off market deals in Georgia (Metro ATL), Florida (Orlando/Tampa), and or North Carolina? I am looking specifically for SFR properties in these areas. Any information would be helpful. It would be great to connect with investors in these areas specifically.

I know of some of the strategies I've heard of from the BP webinars, but I would like to know what has been most successful for people. Is it just a matter of getting connected with the right network of people?
