Looking for an investor friendly GC in the Metro Atlanta area (closer to Marietta, Smyrna). If any of you all have recommendations or GC’s yourself I’d love to connect!

@Greg Dickerson Thank you for taking the time out to respond to me. I didn't specify that I'd only be going to close friends and family; it definitely sounded as if I was going to just ultra-experienced investors immediately. It remains however I want to ensure the happiness of my friends and family as well. I knew this was most likely a PM question, but I decided to give BP a shot. I've notated the things you mentioned and I'll study those further and reach out to the brokers and PM's here with informed questions. I appreciate your help!

First post so hopefully I don't sound too out of the know haha. 

I'm working on getting a sample deal package put together so I can provide potential investors with an example of the type of property we would be pursuing. Has anyone invested in this area recently or over time, (Brookwood, Woodward, Tanyard Creek Park, and a few more I'm interested in) and know what a good cap rate would be in today's market? I refuse to go into a deal thinking that it was good just to find out I purchased a dud or got taken advantage of due to lack of knowledge. If you want to also talk more about the market in general I'd love to connect as well just to chat. Look forward to chatting with you guys!
