Rental property rehab
Hello BP Community, I recently purchased my first multifamily property. My question is what kind of materials for rehab should I use on property. Should I be buying more budget friendly Flooring, countertops, light fixtures etc. Or do you typically make a decision based off what the area and comparable rentals have in place?

First, what to your ideal clients / tenants want?
Next, what is your competition doing?
Third, what will last longest and be tenant-proof?
Next, what fits all that and fits your budget?
I have found that builder-grade doesn't last and isn't worth the savings. My ideal tenants are making above the median household income for the area in Pinellas County, so I put granite counters, stainless appliances, upgraded solid wood cabinets, LED lights, etc. . .
