Are rent for SFH and Multifamily comparable based on bedrooms?

Hi BP community,

I’m new to the rental investment scene. Ready to learn from the community. 

I am planning on investing in triplex in my little town in Nebraska, which has 3BR1B, 1BR1B and studio. There are not really many multifamily family around the vicinity that is comparable to make my decision in terms of rent. Current rent is 1300 total, but I don’t believe that is current market rate. 
Tried to use rentometer, but no data available for my area. 

My questions is, would a rent be comparable for a 3BR1BSFH vs 3BR1B within a triplex? I understand it might be a little lesser based on square footage and all. But would you guys use comparable SFH as a benchmark?
