Hi all,

I am on a H1b visa W2 income. Spouse H4 visa no EAD stay- home-mum. We have been working together in acquiring investment properties. Can she qualify as a real estate professional under IRS rule to reduce tax burden on my W2 income? 

I know I should ask a tax professional. Wondering if anyone has been in similar situation and their experience

Thanks for your reply, you are right, not many lenders or bank does that, but I did contacted one that could do that, will see how it goes.

Hi Andrew,

Thank you so much for your response. Delay financing doesn’t seems like a very familiar term when I ask around. It’s pretty much cash out refi without the waiting period for cash buyers is that right? 
Have you done this before? Is the rate typically the same as conventional loan for investment property? What should I be asking when speaking to lenders? 
What other avenue could be done to cash out in a cash buy scenario in your experience.

Hi BP family,

I will be purchasing a property for cash in full in Omaha. Looking for delay financing provider/bank that would allow me to cash out at a competitive rate. 

Delay financing does not need any waiting period is that right? What is the typical closing period? 

If part of your cash buy is from hard money that does not hold any lien, collaterals etc would that qualify for delay financing?

I'm an out of state investor, under contract already to purchase a rental SFH just outside of Jackson, MS. Any good recommendations in terms of general contractors, property management and who to avoid.

Hi BP community,

I’m new to the rental investment scene. Ready to learn from the community. 

I am planning on investing in triplex in my little town in Nebraska, which has 3BR1B, 1BR1B and studio. There are not really many multifamily family around the vicinity that is comparable to make my decision in terms of rent. Current rent is 1300 total, but I don’t believe that is current market rate. 
Tried to use rentometer, but no data available for my area. 

My questions is, would a rent be comparable for a 3BR1BSFH vs 3BR1B within a triplex? I understand it might be a little lesser based on square footage and all. But would you guys use comparable SFH as a benchmark?
