Looking for advice on a multi family deal

Hey BP, I’m looking to connect with commercial real estate investors. I have a potential deal lined up in central Florida for a 6 unit cash flowing property and I’ll be using private money for a the down payment of approximately $100,000. I’m wondering how you guys usually structure the deal for the down payment with your private money lenders.

I was considering offering just a simple interest 10% annualized return, but am curious what you are all doing.

@Brian Garrett its a 6 unit in Lakeland with decent cash flow. NOI around 45k but room to raise rents which is what i plan on doing
