Hey BP I was looking for some opinions on how you guys and and girls structure deals with private money lenders. I have a 6 unit apartment building on my radar and I’m looking for advice on how to structure a deal with a lender.

I’m looking to raise $50,000 for a down payment and I’m wondering exactly how you would convince someone to give you cash. I plan on offering atleast a 10 percent return on their investment, by shelling out 10 percent of my monthly rental income. Is that fair? Should i offer them more? Do you typically pay them out a yearly percentage on rental income?

Thanks in advance,

Brian

Hey BP, I’m looking to connect with commercial real estate investors. I have a potential deal lined up in central Florida for a 6 unit cash flowing property and I’ll be using private money for a the down payment of approximately $100,000. I’m wondering how you guys usually structure the deal for the down payment with your private money lenders.

I was considering offering just a simple interest 10% annualized return, but am curious what you are all doing.

Thanks

Brian

Hey everyone I’m looking to connect with investors and brokers in Massachussetts. I’m a beginning investor looking to grow my network. I’m a MA plumber trying to build wealth through RE, with a specific interest in multi family repositioning and house flipping.

What are some good cash flow areas you guys are investing in?

Thanks,

Brian

Hi everyone I’m a beginning investor in Massachusetts and I’m having trouble deciding on a market to make my first investment in.

My plan is to house hack a 2 or 3 unit building somewhere in either Massachussetts or New Hampshire, but no longer than an hour from Boston because of my job.

I’ve been giving consideration to Worcester but I’m worried that the market is at its peak. Where are you guys interested in? Is Fitchburg emerging? Manchester NH? Whats happening on the south shore?

Thanks guys
