Converting Comercial zoning to multiunit

Hi All, I was calling some homeowners looking for business, I talk to a property owner and they have 3 lots side by side, right now they are each zoned for C2, total sq ft is 27000, When trying to connect with builders and developers does anyone know how to best maximize these ?

right now the are being used for 3 separate single family homes
