Hi everyone, I have a question in regards to a home that has a person living there that falls under the Americans with disability Act…

The person occupying doesn’t have a rental agreement but doesn’t want to leave the property..cash for keys was offered and no go

Anyone ever deal with the scenario?

The home is a fixer with potential but the tenant needs to be evicted

Thanks for any input and advice

Has anyone seller financed a warehouse before ?

How did you find it and what strategies did you use to secure the deal ?

I am not too familiar with commercial but trying to learn.

If you are going to occupuying it as your primary you have every right to evict, regardless of covid. We got this straight from Gov Hutchinson which is the general legal counsel for CAR(California association of realtors.) You might have to get an attorney so I would weigh out options if cash for keys is cheaper or a lawyer.

but if it will be your primary your right is to evict.

Hi Colby, I'm a local realtor in LA..I am glad your taking the traffic into consideration. Most people don't and just see miles or distance.

House hacking would be great to where can live in it temporary meanwhile you get adjusted to life here and figure out where you really like to be. It also gives you good outs to if you want to sell it will hold its value, and who knows if it has a garage and you want to add more value convert it to an ADU (laws are making it easier these days) to create more income and another "unit"

California has a lot of people leaving but at the same time a huge housing shortage with little to no where to build in most cities, so the short answer is yes its still good, its good anywhere as long as you can get the property.

Hi kelanie, If your working on selling and don't want to be in a rush why don't you do a creative seller financing to lock up the purchase price meanwhile you look for a home, I did it with a client that was in atlanta, GA and sold his home in lakewood,CA doing it that way it gave him time, locked up a good sold price, sold it to someone happy when he identified his property buyer got a full loan on a refi..everyone won...dm me and I can give you a full breakdown of how we did that one

It seems to me like it would be really expensive to do so, maybe come with the same strategy and look for a house thats 3 beds maybe you can add a divider wall to rent 2 bedrooms make the 3rd a studio and convert garage into ADU might be cheaper than buying tearing down and building

Hi Paul, I'm down the street from you in the downey send me a message with your info lets talk, I think we can bounce some ideas off each other its a little long to write.

If your goal is to house hack I would recommend a duplex first, Reason I would choose that comes from future potential being and learning on the lending side of things early in my career It is a lot easier to buy a duplex fha, save some money and then decide to buy a single family home at conventional because you "outgrew" it...and the duplex can offset its mortgage payment making it easier for you to qualify for that second property
