How to know exact Cash flow

I own and manage 81 units and trying to figure out every month's income and expenses, currently using a spreadsheet. Any recommendation for software where I can track my income and expenses, I am trying to figure out what exactly is my monthly cash flow.

I use RentRedi for rent collection but need accounting software.

My brother runs a property management firm and uses Buildium, which does property management and accounting.  Know several other groups who use that software too.

Congrats on the acquisition.

I absolutely love Xero (accounting software) where you can also track rental collections.

QuickBooks shall do the work too :)
