What are your thoughts on compensating brokers when working off market properties?

Am a broker and I do about half my deals off-market.  Why?  Most of the listed stuff by the time the broker posts it is stale and good buyers have seen it, otherwise he's got a buyer lined up.  My approach:

1) Write a PSA with commission from seller proceeds.

2) If seller balks, then based on my prior conversation with buyer, tell him I'll expect him to pay comm beyond sales price.  If that conversation is ugly BEFORE I submit the PSA, then I move on.
